There are two types of leases provided for by the legal system.
Firstly, and according to Article 1.543 of the Civil Code, "in the lease of things, one of the parties undertakes to give the other the enjoyment or use of a thing for a specific time and a certain price".
For its part, Article 1.544 of the Civil Code provides that "in the lease of works or services, one of the parties undertakes to execute a work or provide a service to the other for a certain price".
Within the lease of things, the most common is the lease of real estate, whether for residential or industrial use (premises, warehouses, etc.). The Urban Leases Act regulates, in addition to the Civil Procedure Act and the Civil Code, all aspects relating to the legal business of leasing, from the persons who must intervene in a lease contract, to the different eviction procedures, depending on the nature of the use of the leased property.
